Mandarin Oriental Unveils Standalone Mansions in Abu Dhabi

The brand's newest luxury residential offering, set for 2029, will feature 35 ultra-private homes within the Emirates Palace grounds. This development marks a significant expansion of Mandarin Oriental's Middle East portfolio.

Announced May 19, 2026, Mandarin Oriental continues its global expansion of branded residences with the "Emirates Palace, Mandarin Oriental Mansions, Abu Dhabi." This collection of 35 ultra-luxury standalone mansions is anticipated to welcome residents in 2029.

Developed in partnership with LEAD Development and owned by Emirates Palace Company (EPCO), these mansions will sit within the iconic Emirates Palace, Mandarin Oriental grounds. Each home is being designed with an emphasis on exclusivity, drawing inspiration from Abu Dhabi's heritage and coastal setting, integrating courtyards, gardens, and panoramic sea views.

Hospitality Net reports that Mandarin Oriental will manage bespoke residential services for these properties. Residents will have access to a curated suite of private amenities, including a residents' lounge with a Mandarin Oriental tea library, private rooms for work, and an elegant residential bar. A dedicated beach club for residents will offer private cabanas, a kids' room, a golf simulator, and a chef's table.

Our take: Mandarin Oriental's foray into standalone mansions within such a prominent landmark property signals a calculated move towards cementing its dominance in the ultra-luxury residential market. While integrated branded residences are common, offering entirely separate, private mansions within existing hotel grounds elevates the offering. This approach capitalizes on the established service reputation of the Emirates Palace while providing a distinct layer of privacy and exclusivity that will appeal to a discerning clientele.
