Announced this week, the Esencia development on Puerto Rico's southwest coast is poised to become the Caribbean's largest solar-powered luxury resort community. This $2.5 billion project will include properties from Mandarin Oriental, Aman, and Rosewood, alongside 1,200 residences, two golf courses, and a private airfield, according to Forbes.

Forbes reports that Esencia distinguishes itself by aiming for complete independence from Puerto Rico's municipal power and water systems. This 2,000-acre development near Boquerón Bay will ultimately feature 500 hotel rooms and suites, in addition to its extensive private home offerings.

Our take: The Esencia project signals a significant shift in luxury resort development, prioritizing energy self-sufficiency alongside opulence. For a region prone to infrastructure challenges, particularly regarding power, this move isn't just about sustainability—it's about resilience and an uninterrupted, high-end guest experience. The convergence of three distinct luxury brands in one development also creates an intriguing competitive landscape, suggesting a destination designed to cater to diverse ultra-high-net-worth tastes within a single, expansive community.
