This week, representatives from Big Sky Farm LLC proposed a comprehensive development to the Goshen Town Board, featuring a luxury hotel and a dedicated 55-and-over residential community. The project spans 47 acres, incorporating an existing working farm, and developers stated, "We want this development to be cutting edge and beautiful," as reported by www.chroniclenewspaper.com.
The residential component targets empty-nesters, with projected home prices ranging from $750,000 to $900,000. Big Sky Farm also committed to integrating solar and geothermal energy for the development. According to www.chroniclenewspaper.com, the developers cited Orange County planners' identified need for new hotel capacity, positioning their "large, luxury hotel" in Goshen due to its central access to various attractions.
To proceed, Big Sky Farm requires a special permit from the town board, a process initiated alongside their planning board applications. No immediate vote was taken on the proposal during the May 28 meeting, www.chroniclenewspaper.com notes.
Our take: The proposed combination of luxury hospitality and a high-end retirement community in Goshen points to a strategic play for both tourism and an aging demographic with substantial disposable income. The sustainability commitments are a positive signal, but the significant price point for the 55-and-over homes will dictate their market penetration. The outcome of the special permit process will be critical in determining whether this ambitious project moves forward.
