Mandarin Oriental announced this week its plans for a new resort and residential development in Mexico's Riviera Maya. Named Mandarin Oriental Kanai, the project, expected to debut in 2028, will feature a 120-room resort alongside 49 branded residences, each with a private pool.
The renderings, shared by Mandarin Oriental, showcase the design for these exclusive homes. The development is situated within Kanai, a secure enclave located north of Playa del Carmen and approximately 30 minutes south of Cancún. The intention is to create a sense of seclusion, distinct from the busier tourist hubs in the region.
Kanai already hosts other luxury brands, including St. Regis, The Riviera Maya EDITION, and Etéreo by Auberge Resorts Collection. Mandarin Oriental's arrival as the fourth major hotel brand signals continued strong interest in Mexico's Caribbean coast for high-end hospitality and residential offerings.
Our take: The Riviera Maya continues its ascent as a prime destination for luxury developments. Mandarin Oriental's entry, particularly with branded residences, indicates a strategic move to capture the growing demand for exclusive, serviced properties in sought-after locations. The focus on a protected reserve aligns with a broader trend of integrating luxury with natural conservation, a key draw for discerning buyers.
