Marriott International is in talks to launch an Edition-branded luxury hotel within Chicago's former John Hancock Center, according to Secret Chicago. Announced May 19, 2026, the proposed development would occupy approximately 400,000 square feet across 12 floors of the iconic 875 North Michigan Avenue skyscraper.

The project, if finalized, would convert space previously designated for medical tenants into a 350-key boutique property. Secret Chicago, citing Crain's, reports that Chicago-based real estate firm Hearn, which owns the office portion of the building, has faced challenges with high vacancy rates, particularly since the shift to remote work post-pandemic. Despite efforts to rebrand some office areas as the "Mag Mile Medical Pavilion" in 2022, roughly half of the 900,000 square feet of office space remains unoccupied.

Our take: This move represents a strategic pivot for Hearn and a bold expansion for Marriott's Edition, known for its design-forward, localized approach. Placing a luxury hotel within such an architectural landmark, particularly one struggling with office occupancy, signals confidence in Chicago's luxury hospitality market. It also highlights the ongoing trend of repurposing commercial real estate in prime urban locations.
