The area's commercial real estate, once quiet after the 2011 space shuttle program cancellation, is now a hot commodity. According to CNBC, Miami-based Driftwood Capital's executive chairman, Carlos Rodriguez Sr., embarked on acquiring properties over a decade ago. He envisioned the potential of a resurgent space race, despite early skepticism from bankers and peers.
Driftwood Capital's strategy began with renovating a Hilton hotel, which, according to CNBC, proved the region's viability. This success paved the way for acquiring the International Palms Resort, described by Rodriguez as "the bottom of the bottom," which offered the necessary density for redevelopment. This site will now house the Westin Cocoa Beach.
Upon the Westin's opening, Driftwood Capital will command approximately 62% of the beachfront hotel inventory in the region, alongside 11% of the total hotel inventory, as reported by CNBC. Rodriguez emphasizes the need for luxury accommodations, noting that top-level executives and scientists visiting for launches warrant such facilities. The inclusion of a conference center is a strategic move to cater to major companies like Amazon, SpaceX, Blue Origin, and Northrop Grumman establishing a presence at the Kennedy Space Center.
