IHG Hotels & Resorts is bringing Kimpton Hotels & Restaurants to Rome, with a 114-room luxury lifestyle hotel planned for one of the Italian capital’s most prestigious districts.

Expected to open in 2029, the property will occupy an existing building at Via Sicilia 57 near Via Veneto and will incorporate the former Teatro delle Arti, which is set to be restored and transformed into a multifunctional arts and events venue.

The project will become Kimpton’s first urban hotel in Italy and the brand’s second property in the country after Kimpton Villa Miramare Taormina.

The most unusual element of the development is the planned reinvention of the building’s existing theatre.

Rather than removing it during redevelopment, the former Teatro delle Arti will be restored and converted into a signature cultural and events space intended to host programming for both hotel guests and local residents.

The concept gives the project a stronger identity than a conventional luxury hotel conversion and reflects a broader trend among lifestyle brands toward creating hotels that function as social and cultural destinations as well as places to stay.

The hotel itself will have 114 rooms alongside a rooftop bar, restaurant, internal courtyard, wellness facilities and dedicated meeting and event space.

The new Kimpton will become IHG’s third hotel in the Via Veneto area, further strengthening the group’s concentration of luxury properties in central Rome.

IHG already operates InterContinental Rome Ambasciatori Palace and Six Senses Rome in the city, while Hotel Alexandra Rome is due to join the Vignette Collection.
