This week, Daniel Shamoon, co-owner of Luxury Hotel Partners and Small Luxury Hotels of the World, announced a joint venture with Dutch entrepreneur Albert Hartog. The partnership aims to establish a new luxury boutique resort within Antigua’s Pearns Point development, located on the island’s western peninsula, as reported by Hospitality Net. Hartog, through his company Orange Limited, has spearheaded the Pearns Point development since its inception.
The resort, described by Hospitality Net as "tropical, low-density," will span a 160-acre peninsula overlooking the Caribbean Sea. It will feature 20 single-story suites and 20 two-bedroom villas, each offering panoramic views. Additionally, 36 three- and four-bedroom villas, framed by natural landscapes, will be available for purchase, with prices ranging from $3 million to $6 million.
Amenities are slated to include a beach club accessible by boat, a signature restaurant supplied by an organic farm, and a comprehensive sports and wellness experience. This encompasses a state-of-the-art racquet club, an ocean-view spa and fitness center, and a dedicated watersports hub. Pearns Point owners and resort guests will have privileged access to these facilities. Hospitality Net notes that the development plans also prioritize public beach access while safeguarding resident privacy.
The broader Pearns Point development currently offers beachfront, oceanfront, and elevated homesites starting at $2 million. Turnkey residences, incorporating locally sourced stone and timber, begin at $4 million, with finished homes commanding upward of $20 million. Orange Limited and Shamoon also plan two signature residences, designed by James Hamilton Architects, to showcase the architectural ethos of Pearns Point: indoor-outdoor living and a deep connection to the landscape. Early sales have been robust, with 26 lots already sold, totaling $50 million.
Antigua, known for its "365 beaches" and status as the "Jewel of the Caribbean," offers a vibrant culinary scene and watersports. Pearns Point is situated near Jolly Harbour, approximately 35 minutes from V.C. Bird International Airport, which provides direct flights from major international hubs like New York, Miami, and London.
Our take: Shamoon's track record with Luxury Hotel Partners and Small Luxury Hotels of the World signals a serious play in the Caribbean luxury market. His emphasis on "understated luxury" and "long-term stewardship" suggests a development designed for enduring appeal, not just short-term gains. The integration of residential sales and resort amenities within Pearns Point is a smart strategy to create a self-sustaining luxury ecosystem. This project could indeed set a new benchmark for Caribbean hospitality, provided the execution matches the ambitious vision.
