One Beverly Hills: Aman's Sprawling SoCal Debut Secures Tranches of Capital

A multi-billion dollar financing package has been finalized for the One Beverly Hills development, which will feature the first West Coast Aman hotel, residences, and private members' club. This ambitious project aims to redefine luxury hospitality in Southern California.

This week, the One Beverly Hills project, slated to house Aman Beverly Hills and integrate with The Beverly Hilton, closed a $4.3 billion financing package. J.P. Morgan leads the deal with a $2.8 billion senior loan, while VICI Properties Inc. contributed a $1.5 billion mezzanine loan. According to HOTELSMag.com, the development spans 17.5 acres and will introduce Aman’s inaugural urban residences, hotel, and members’ club to the West Coast.

The expansive project also includes retail, hospitality, wellness facilities, and leisure concepts set within 10 acres of landscaped gardens and open space. Cain, in partnership with Eldridge Industries, sponsors One Beverly Hills. The development will physically connect the Beverly Hilton and Waldorf Astoria Beverly Hills, offering 1,800 underground parking spaces.

Sales activity for the Aman-branded residential tower has already begun, offering units from 2,550-square-foot two-bedroom configurations to 25,000-square-foot penthouses. These residences are designed to capture panoramic views of the Pacific Ocean, the Hollywood Hills, and downtown Los Angeles. HOTELSMag.com reports that new commitments from hospitality and retail brands include Dolce&Gabbana, Casa Tua Cucina, and Los Mochis. Notably, Casa Tua Cucina will establish its first West Coast presence, while Los Mochis plans a 12,000-square-foot indoor-outdoor Mexican-Japanese restaurant featuring a fusion omakase format.

Jonathan Goldstein, Co-founder and CEO of Cain, emphasized to HOTELSMag.com that "This transaction is indicative of the confidence the market has in our vision for One Beverly Hills." He also highlighted the demand from residential buyers and global brands as a testament to the project's uniqueness and the enduring appeal of Beverly Hills. Todd Boehly, Chairman and CEO of Eldridge Industries, reaffirmed his belief in the Los Angeles market's capacity to attract global demand, telling HOTELSMag.com, "We have long believed in Beverly Hills and the broader Los Angeles market and in its ability to attract global demand and long-term capital."

Construction commenced in 2024, with vertical construction starting in autumn 2025. Phased delivery is anticipated to begin in 2028. The project is projected to generate roughly $40 billion in local economic activity over 30 years and support over 2,700 direct construction jobs.

Our take: Aman's entry into the West Coast urban residential market with such a substantial investment signals a bold move away from its traditional secluded resort model. This development positions Beverly Hills as a key hub for ultra-luxury experiences, further intensifying the competitive landscape for high-net-worth individuals seeking branded living spaces. The sheer scale and integrated nature of the offerings—from hotel to residences to bespoke dining and wellness—reflect an evolving consumer expectation for comprehensive luxury ecosystems.
