Newport's Bellevue to Break Ground, Bringing 90-Room Luxury Hotel to Historic Avenue

Procaccianti Companies and TPG Hotels & Resorts announced May 21, 2026, that site work begins June 1 for The Bellevue Hotel. This 90-room luxury boutique property will rise within the Bellevue Gardens Shopping Plaza at 181 Bellevue Avenue in Newport, Rhode Island.

Initial work involves phased installation of new water lines and stormwater management systems. What's Up Newp reports that the Bellevue Gardens Retail Plaza and its parking lot will remain open throughout construction, with flaggers managing pedestrian and parking operations during work hours.

Ralph V. Izzi Jr., Vice President of Public Affairs for Procaccianti Companies and TPG Hotels & Resorts, commented to What's Up Newp: "After two years of preparation and planning, we are thrilled to get this project underway to bring The Bellevue Hotel vision to life." He emphasized the development team's meticulous planning to minimize disruption for retailers.

The luxury development, greenlit in 2025, incorporates 90 guestrooms, various food and beverage venues, and upscale amenities. Plans also include underground parking and an enhanced pedestrian experience.

Izzi highlighted the hotel's design, telling What's Up Newp it is "thoughtfully designed to reflect and complement the city’s rich historic fabric while introducing a new level of upscale accommodations along one of America’s most iconic avenues." The site, facing the International Tennis Hall of Fame, was once home to the Stone Villa, an 1833 Italianate manor.

The hotel's design, a collaboration between Centerbrook Architects and Procaccianti Companies, aims to "reimagine James Gordon Bennett Jr.’s original vision for a grand social destination along Bellevue Avenue," according to the developers cited by What's Up Newp. Procaccianti Companies will develop and own the property, with TPG Hotels & Resorts operating it under the INTERA Collection, focusing on independent and lifestyle assets in prominent destination markets.
